Homes Want to Move Beyond Beige

UAE homeowners are increasingly moving away from neutral interiors, seeking vibrant colours that reflect their personality and creativity.

A new report by YouGov, commissioned by Caparol, reveals a growing demand for vibrant, sustainable interiors in the UAE. Homeowners are increasingly seeking designs that reflect their personality, creativity, and lifestyle, signalling a shift away from neutral, beige-dominated spaces.

New research reveals UAE residents are ready to let go of their neutraltoned interiors and embrace personality-driven, vibrant designs.

The YouGov survey commissioned by Caparol, a global leader in premium paint and coatings solutions, highlights a significant shift in home design aspirations, showing 70% want to break away from neutral tones and infuse their spaces with more expressive and bolder colours.

The findings, published in the report titled ‘The UAE Colour Confidence’ capture the delicate balance residents seek between timeless, neutral palettes and the growing desire for bold, expressive interiors that better reflect their personality and creativity.

While 46% of homes remain dominated by whites, creams, and greys, the findings suggest a cultural and

generational movement toward more creative and sustainable interiors. Among UAE residents, 62% want their homes to better reflect their personality and creativity, underscoring the emotional connection between colour and self-expression.

“For years, neutral tones like beige and white have defined homes in the UAE, but people are now craving interiors that feel more personal and inspiring – driven by a growing focus on wellbeing, sustainability, and the desire for spaces that reflect changing lifestyles,” said Dirk Schilmöller, Managing Director Middle East, Africa & Asia. “In a country as diverse as the UAE, where cultures and traditions meet, colour becomes a way to express identity, heritage, and aspiration. Our report shows how colours that evoke happiness, confidence, and connection with nature are shaping a bold new design movement across the region.”

Barriers to boldness remain

Practical constraints like existing decor (34%), hesitancy to experiment (32%), and concerns about suitability (29%) hold some residents back. Confidence also plays a role, with 20% unsure about combining colours, while 16% cite lack of time to experiment.

Sustainability matters

57% saying environmental awareness draws them to eco-friendly colours, with 55% actively seek earthy tones.

Role of inspiration

Social media platforms inspire 42% of residents to experiment with bold colour schemes, with 29% saying influencers motivate them to take creative risks.

CULTURAL PERSPECTIVES AND GENERATIONAL SHIFTS

Generational shifts

48% of the 25–34-year-olds believe their generation is more thoughtful and selective in using colour, while 32% of those aged 35–44-year-olds describe their generation as being bolder and more expressive.

Regional culture plays a key role

62% of residents associate white with the UAE’s cultural identity, and landmarks like the Downtown Dubai skyline (27%) influence personal style choices.

The opportunity lies in helping people overcome barriers to experimentation and building the confidence to combine colours in ways that feel authentic and sustainable. As the influence of digital platforms grows, this moment has the potential to redefine how we think about selfexpression, creativity, and wellbeing in our living spaces,” added Schilmöller.

The findings form part of Caparol’s ongoing commitment to understanding consumer behaviour and empowering residents across the Middle East with tools, inspiration, and sustainable solutions that make it easier to create homes that truly reflect who they are.

Hosted by Casa Milano and supported by the Dubai Sports Council, Design Duels has become a much-anticipated gathering where

Marking two decades of academic excellence in the UAE, Heriot-Watt University Dubai has unveiled the James Watt building, an extension to the university campus

located in Dubai Knowledge Park. Spanning around 50,000 square feet, the new wing is designed around sustainability, collaboration, and well-being. More than expansion, it sets a bold new precedent for how architecture can shape learning and innovation in the region. More than just an academic space, the new wing is an architectural statement. Named after James Watt, the pioneer of the Industrial Revolution and the inspiration behind the university, the new wing embodies the institution’s heritage of innovation while embracing the future of sustainable and student-centred design.

Heriot-Watt University set a precedent for international higher education in the UAE when it became the first British university to establish a campus in

You’ve been in Dubai’s real estate industry for over a decade—what inspired your journey into this field? From the very beginning, I’ve been driven by a desire to elevate experiences and create lasting impressions. Entering Dubai’s real estate market, I saw an opportunity to go beyond conventional transactions—to craft a vision of luxury that combines exceptional design, thoughtful curation, and unparalleled lifestyle experiences. For me, it’s never been merely about transactions; it’s about designing spaces that embody the highest standards of lifestyle.

Can you share your background and how your passion for design grew with your real estate journey?

I began my career as a programmer, but moving to Dubai opened the door to a passion for real estate that changed my trajectory. Over time, I saw that I could merge design, creativity, and property into a single vision. My goal became transforming real estate from mere transactions into immersive, inspirational experiences. Today, I focus on curating spaces and lifestyles that leave a lasting impact.

What personal experiences shaped your vision as an entrepreneur?

I’ve always been driven by the desire to make independent decisions and build something on my own terms. That passion for autonomy and creative freedom has been the foundation of my journey

as an entrepreneur. It fuels my curiosity, pushes me to take bold risks, and inspires me to innovate at every turn. Today, this same drive continues to guide everything I do at IF HUB, shaping how we support, empower, and elevate the design and construction community.

IF HUB has a unique identity— how would you describe its story in your own words? IF HUB is truly a dream realised. After visiting countless showrooms and seeing the gaps in the market firsthand, I envisioned a space that would both serve and support the industry—a destination where architects and designers can find everything they need under one roof. More than just a store, it’s a community, a hub for inspiration, collaboration, and innovation. Our goal is to make creative professionals’ work easier, more seamless, and truly elevated.

What excites you most about leading a space where creativity and functionality come together? What excites me most are the people and the incredible perspectives they bring. Every corner of IF HUB tells a story of creativity, innovation, and vision, each reflecting a distinct approach yet coming together under one roof as a cohesive, inspiring whole. The way these ideas interact, complement each other, and spark new possibilities is truly exhilarating. Witnessing that synergy in action—seeing how creativity meets functionality and transforms into something greater—is what motivates me and fuels my passion every single day.

You emphasise the value of people’s perspectives— can you explain why you think design is so crucial in fostering human connection? Design and furniture go far beyond mere functionality—

they are powerful catalysts for connection and collaboration. Thoughtfully designed spaces create environments where people naturally come together, conversations spark, and ideas flow freely. Every element, from layout to materials to lighting, shapes how we interact, how we feel, and how we collaborate, turning ordinary spaces into vibrant hubs of creativity and human engagement.

You believe that design is about emotion and purpose—can you share an example of this philosophy in action?

A: IF HUB itself embodies that philosophy. It’s far more than a showroom; it’s a thoughtfully curated experience built with clear purpose. Every corner, every detail, from the layout to the materials, is designed to inspire, spark creativity, and foster connection. The space encourages exploration, collaboration, and engagement, turning a simple visit into an immersive journey that reflects the power of purposeful design.

If you were to pick a brand that truly resonates with you, it would be…

Tonino Lamborghini — admired not just for its bold design language, but also for its innovative collaborations that continually push boundaries and redefine the meaning of luxury.

Who are your key clients and target audience, and how closely do you collaborate with them throughout the process?

Our core audience is architects and interior designers, and collaboration lies at the very heart of what we do. We work closely with them at every stage, from understanding the unique needs of their projects to offering tailored solutions that enhance both functionality and aesthetics. By maintaining an ongoing dialogue and building strong relationships, we ensure that our brands, products, and services genuinely support their vision. It’s this partnership and shared commitment to excellence that allows us to contribute meaningfully to every project they undertake.

What were some of the biggest challenges you faced in bringing IF HUB to life?

As a perfectionist, one of the biggest challenges was learning to see perfection in progress, even when that meant tearing something down and rebuilding it until it was right. Another challenge was carefully selecting multiple brands that speak the same language of quality and innovation.

Reflex is one of your main brands at the HUB—what makes it stand out in the market?

Reflex is a statement brand—its vision and creativity produce iconic pieces that immediately elevate and define any space. It’s a natural fit for the level of design IF HUB represents.

Reflex is an Italian luxury furniture brand that blends centuries-old Venetian artistry—most notably Murano glass craftsmanship—with bold contemporary design, creating statement pieces that are as sculptural as they are functional.

The official opening is set for the end of October— what can people expect from this launch?

They can expect more than an opening—they’ll experience a journey through the stories of each brand we’ve curated. Every corner of IF HUB will reveal how luxury truly sits in simplicity, where refined details and thoughtful design speak louder than excess. It’s a showcase of the craftsmanship, innovation, and timeless elegance that define what IF HUB stands for. I would like to give special thanks to Architect Peter Caruso, whose expertise has been invaluable in bringing IF HUB to life. From the very first moment I envisioned this space, his guidance and insights have been instrumental in shaping it into what it is today.

In your opinion, what sets IF HUB apart from other creative and collaborative spaces in Dubai?

At IF HUB, you truly have everything under one roof. It’s a curated destination designed to save time, inspire creativity, and give professionals the perfect space to plan, source, and execute their projects. It’s a place where ideas come to life and collaboration happens naturally.

Looking ahead, what’s your long-term vision for IF HUB and your role in shaping design-driven communities?

My vision is to build a design-driven community that not only supports emerging designers and curates standout brands, but also elevates the real estate market by integrating innovation, craftsmanship, and timeless design.

Through IF HUB, I aim to create a platform that strengthens the entire industry and sets new standards for excellence. Ultimately, I want IF HUB to be a destination where creativity, functionality, and inspiration coexist seamlessly.

Born in New York to French parents, Bruno Guélaff grew up with a dual heritage that shaped his global perspective on design. Ammar Alassam studied for a Bachelor’s Degree in Civil Engineering at McGill University in Montreal, Canada, graduating in 1994, and earned his MBA there in 1997. That same year, he spent six months working as a project engineer with Arabian Construction Company on the Sheikh Khalifa Palace in Al Ain. He joined Dewan in 2003 as Business Development Director and was later appointed CEO in 2014.

Vaida Buchrotaite’s journey is a story of relentless ambition and passion for design. Born in Lithuania, she excelled academically, earning diplomas in Fine Arts and Instrumental Music before pursuing a First-Class BA (Hons) degree in Interior Design from Cambridge School of Art in the UK. Her career began in London with Anita Rosato Interior Design, where she discovered her love for hospitality design.

In 2021, Vaida established the interior design team for DLR Group’s Dubai Studio, building it from the ground up. Her leadership quickly propelled the studio to regional prominence, working on GIGA projects and culminating in multiple award wins.

Joining Godwin Austen Johnson was a pivotal moment. Jason grew from project architect to Managing Director, learning that leadership is about balancing vision with delivery, creativity with accountability.

Designing the Godwin Austen Johnson headquarters 18 years ago was a symbolic milestone—an open, light-filled, collaborative space that embodied the culture the firm wanted to build.

His milestones are not only measured in buildings, but also in the culture of accountability, collaboration, and design integrity that has been cultivated. Today, with around 110 staff, including more than 80 permanently based in the studio, that culture remains inclusive, trusting, and transparent.

Some of Jason’s key achievements stem from education and cultural projects that set new standards in sustainability and creativity, showing that architecture can inspire, inform, and endure.

Drawing inspiration from the historic port city of Alya, the design story permeated every aspect of the hotel. From intricate tapestries and exquisite Syrian furniture to thoughtfully curated staff uniforms, each detail paid homage to the region’s rich heritage.

In contrast, the Marriott Hotel & Apartments in Kampala, Uganda, offered Anil the opportunity to explore a vibrant, contemporary East African aesthetic. This expansive property—featuring over six F&B venues, a spa, and even a casino—allowed him and his team to flex their design creativity and deliver something truly iconic for the city. Drawing from Kampala’s underground fashion scene and tribal roots, the concept resulted in a hotel that is both strikingly modern and unmistakably East African.

Dilara Ajun is the Creative Director at ATI. Her journey into architecture began with a fascination for how spaces shape human experience—how cities and buildings tell stories and reflect culture. She pursued formal studies in Architecture and Urban Planning at Istanbul Technical University, followed by a Master’s in real estate development, gaining critical experience at leading firms along the way. Her career milestones include designing award-winning master plans, architecture, and interiors, and being named Young Talent of the Year at the Architecture Leader Awards in 2021. Today, as a Dubai Municipality Accredited Unlimited Licensed Architect, she leads diverse global projects with a focus on positively impacting communities.

Arriving in the UAE over 30 years ago to lead a fiveyear analytical review of the Al Ain City masterplan sparked Sandra’s lifelong commitment to understanding desert urbanism and climateresponsive design. This passion evolved through her regeneration work in Sharjah’s historic Arts and Heritage Area, including the Sharjah Arts Museum, where she employed traditional materials and methods. Her introduction to skyscraper delivery came as project architect for the new Etisalat Tower in Dubai. Later, with Tangram, she delivered community projects across Dubai that integrated passive sustainability, contextual design, and innovation—culminating in Dubai’s first green-roofed government building.

Currently, Tangram, under Sandra’s leadership, is spearheading a regional “Waste to Wellness” ecosystem delivery programme, undertaking projects that enhance city resilience across Abu Dhabi, and developing masterplan proposals for sector placemaking in the localised delivery of the Dubai 2040 Urban Plan. Looking ahead, the Misk City development in Riyadh stands out as one of her most ambitious undertakings. She is leading the simultaneous design of six residential towers, with all design packages progressing from concept to IFC within a demanding three-month timeframe—a challenge that tests both design agility and operational strength. Sustainability remains central to Dina’s approach, exemplified in the Mövenpick Bur Dubai refurbishment, where upcycled materials and finishes were used to create a refreshed, contemporary space without unnecessary waste.

We have set an ambitious goal of becoming climate neutral across the entire company by 2045. A huge step in this direction is our new production facility in Matane, Canada, opening later this year. It will be the world’s first ceramics factory with kilns powered almost entirely by renewable electricity. Moves like this not only reduce our footprint but also give designers confidence that they are specifying future-proof solutions for their projects.

With technology reshaping interiors, where do you see the future of bathroom design heading?

In our factories, technology has been a key driver in implementing innovative and sustainable production processes and developing new materials such as our latest 2-in-1 easycare and antibacterial glaze DuraShield® and others.

Smart and automated solutions, especially those supporting sustainability, will continue to grow. We believe bathrooms are evolving from

purely functional spaces into wellness hubs - places for relaxation and self-care. Technology will play a central role in this shift. We already see this with the rising demand for our SensoWash smart toilets. They are now widely specified not only across residential and commercial but also hospitality projects where operators focus on optimising customers’ experience. A great example would be Fairmont Doha, Qatar and Nujuma, A Ritz- Carlton Reserve in the Red Sea, KSA. Looking ahead, bathrooms will become even more personalised - a sanctuary within fast-paced lives, where design and technology come together to promote well-being and longevity.

What inspires you most when collaborating with architects and designers, and how does this shape Duravit’s role in projects?

Design is in our DNA - whether it’s through our collaborations with the leading designers such as Philippe Starck, Anto-

nio Citterio, Patricia Urquiola and others to co-create our timeless bathroom collections or the architects and designers that we walk with on their project journey. We really love these collaborations! We love their passion, their energy and creativity that turns every new project into a fresh and inspiring story! Their ability to translate context, culture, light and movement into spaces people actually feel pushes us to act less like a supplier and more like a creative collaborator. From custom faucets and bathtubs to personalised furniture details, we listen carefully to the narrative, stay flexible, and adapt to each project’s needs, ensuring aesthetics, functionality, sustainability, and emotional impact.

Joanna Varettas, Senior Associate Designer at TGP International, reflects on the growing importance of community-driven design in shaping restaurant interiors, told through the story of Seed & Bloom.

Following its successful launch this year in Abu Dhabi, we’ve seen firsthand the impact community-driven design can have. We imagined Seed & Bloom as a true extension of the community—a welcoming space where guests could feel an immediate sense of belonging, free to explore something new or pause for a quiet moment.

Now, as the venue continues to flourish through activations, workshops, collaborations with local producers, and its growing popularity among residents, it’s been incredible to watch the many elements of our community-led design approach come to life.

Community Driven Design

A standout feature of the venue is the visible bakery & kitchen, giving guests a clear view of the preparation area as they sip their coffee or share a meal with friends. This was a deliberate choice to celebrate the craft of baking openly, inviting curiosity about the process and creating a tangible connection between patrons and the artistry behind their food. Instead of tucking this element away, we made it part of the experience, letting the sight of ingredients and process shape the atmosphere.

We also designed a dedicated community room, which has become a central anchor for the venue’s programme of workshops and events. This adaptable

space can serve as extra seating or be closed off for private or hosted gatherings. From ceramics classes and bread-making workshops to flower arranging, book clubs, and community talks, its true beauty lies in its versatility— able to transform with the needs of the neighbourhood and community. The sell-out workshops since its opening, particularly Seed & Bloom’s signature focaccia-making sessions, are proof of how powerful these kinds of elements can be for a restaurant’s success, both in driving commercial results and fostering community value and loyalty. The room’s design ensures that even when not in use for events, it still feels like a natural, comfortable part of the café.

We also considered how seating style and pace could encourage flexible organic interactions; whether guests are catching up with their own group or striking up conversation with a neighbour while waiting for their coffee, they have the choice to dine, dwell or perch throughout the main dining area and communal tables. For those on the go, there’s a quick graband-go organic communal table for a short coffee break. For guests who prefer to linger, cosy banquettes and a warm, open dining area invite them to settle in.

We also introduced several dayparting features, allowing the space to shift seamlessly from a bright daytime bakery to a cosy evening restaurant, keeping the atmosphere dynamic from morning to night. Working closely with the founder, our team at TGP International developed our approach to ensure the design remained functional, adaptable, and ready to

support a variety of uses, experiences, and needs.

Local Influences

Within the flow of the space and the guest journey, we carved out a dedicated retail area where shelves showcase goods and products from homegrown businesses. This zone was carefully integrated so it feels natural yet distinct, creating a place where local makers can be championed. Early partners included Mazara Farm Shop and the Unwrapped Store, both featuring goods and crafted pieces made here in the UAE, and many more organic collaborations have followed since the venue’s opening. We believe this approach gives guests an immediate sense of place the moment they step inside. It was important that the space not only look rooted in Abu Dhabi but also actively support and celebrate the people who call it home.

We also wanted the setting to feel seamlessly tied to Abu Dhabi’s natural landscape. One of our inspirations was the desert hyacinth—a plant that thrives in this region despite the challenging climate. Remarkably, the desert hyacinth draws nutrients from surrounding plants, relying on a host to bloom. That idea of interdependence resonated with us; much like the flower, Seed & Bloom flourishes through the

support and connection of its community.

Just as the hyacinth thrives within a network of relationships, the café is enriched by the people around it.

This vision also played a central role in shaping our colour palette. Visitors will notice soft, layered yellow tones threaded throughout the café, paired with organic, warm textures set against more refined, structured materials—a nod to the desert hyacinth’s delicate blooms emerging from a

resilient environment.

Botanical references continue in the natural floral panels and hand-pressed artwork featuring local flora. Together, these details, from a colour story rooted in a desert bloom, to textures that evoke craft, to motifs that honour native plant life, give the space its distinctive character. Even if not consciously recognised, we believe they create a quiet sense of comfort, meaning, and connection for everyone who walks through the door.

Reflecting on TGP International’s 360° capabilities, the project came to life through the combined effort of multiple teams and disciplines, with our restaurant management team continuing to oversee day-to-day operations. In many ways, it grew from our shared values and expertise as a community, strengthened by the creativity and passion of colleagues across the company. From concept, naming, and brand development to interior design, build oversight, and pre-opening strategy, it was a chance to draw on talent from every corner of the business.

What inspired your design approach for the Horizon Residences at VELA Viento by OMNIYAT?

The design concept, Sand Meets Wind, was born from the environment that surrounds the building, the softness of the desert landscape and the movement of air and light across it. We wanted to translate that natural rhythm into architecture and interiors that feel

sculpted, quiet, and fluid. The idea wasn’t to simply create a luxurious space, but to create a sanctuary in the sky, something grounded, refined, and emotionally resonant.

How did you merge traditional craftsmanship with modern minimalism in this project?

Rather than pursuing minimalism in the strict sense, we focussed on restraint, allowing form, material, and craft to speak without distraction. Every element within each residence is the result of refined workmanship, from the

moments, we introduce traditional craft or details that speak to heritage and technique, elevated to the highest standard. The result is a language that feels warm, highly crafted, and enduring. >>>

VELA Viento’s location presents a striking duality: one side opens to the iconic Downtown Dubai skyline, while the other embraces the serene waters of Marasi Bay and the distant desert.

What key features of the Horizon Residences reflect “elevated living”?

The entire experience is designed around quiet elevation. You arrive through a private lift lobby into sculpted entrance halls with silver travertine floors and rough plaster ceilings. Kitchens feel like standalone design objects, bronze detailing, curved volumes, architectural stone. The volumes are expansive but never overwhelming and spaces are composed to bring softness and proportion to the forefront. Thoughtfully integrated art, collectible furniture, and handcrafted finishes speak to a lifestyle of intention, not display.

How did you consider the surrounding Marasi Bay destination and views of the canal and Dubai’s landmarks in your interior layouts?

VELA Viento’s site offers a rare duality: on one side, the full skyline of Downtown Dubai; on the other, the calmness of Marasi Bay and the desert beyond. This duality

became a guiding principle in our design; spaces are arranged to frame those views and let light move freely. Materials respond to that softness; natural stone, textured timber, and warm plaster surfaces create a calm counterpoint to the dynamic city beyond the glass. The terraces were designed as true extensions of the interior, encouraging uninterrupted living between inside and out. What challenges did you face designing for simplex and duplex units? The primary challenge was achieving consistency without repetition. The duplex units are naturally more segmented, with height, staircases, and architectural thresholds shaping the experience. The single-level residences (simplex) offer an open flow, which required a refined approach to proportion and zoning. We used the same core material language across both, eucalyptus, silver travertine, bronze but tuned the layouts, lighting, and rhythm of each space to its specific spatial

experience. Nothing was reduced, only distilled.

How does your collaboration with OMNIYAT and Foster + Partners influence the project’s overall vision? Collaborating with OMNIYAT and Foster + Partners created a rare synergy between architecture, interiors, and intent. The building’s sculptural form inspired us in designing several of the architectural interior details. It informed the shapes and curvatures

within the spaces, such as the ceiling coffers and curved walls. This came from the freedom to respond with equally expressive interiors. Everything from the flow of the volumes to how light enters and moves through the space shaped our approach. OMNIYAT’s commitment to quality and detail aligns naturally with our own. There is an unspoken understanding that every decision matters. Foster + Partners always aim to create buildings that are both unique and iconic. The same applies to Banda and our aspiration to design spaces that are unexpected yet remarkably timeless. That shared ambition allowed us to design not just a home, but a complete spatial experience.
