Orange County’s housing market is showing renewed seasonality, with inventory peaking at 5,071 homes in late July before contracting by 12% through midSeptember. Supply remains 21% higher than last year, while demand has dipped just 1% year-over-year but is still well above 2023 levels. The Expected Market Time has increased to 85 days, the longest October reading since 2019, signaling a gradual normalization in market conditions. The luxury segment remains a bright spot, with sales above $2.5 million up 7% year-to-date.
