San Diego’s housing market reached its highest inventory level of the year in mid-July at 6,410 homes before easing by 9% through mid-September. Despite higher supply—up 21% from last year—buyer activity remains steady, down only 1% year-over-year and up 14% from 2023. The Expected Market Time has lengthened to 98 days, the highest October level since tracking began in 2012, reflecting a slower, more deliberate pace of sales. The luxury market continues to hold strong, with sales above $2 million rising 2% so far this year.
